Modern Villa Design on a 9.8-Meter Narrow Lot

Working with narrow lots always introduces unique design challenges — and often leads to the most creative solutions. In one of my recent residential projects, I worked with a site measuring 9.8 meters in width and 50 meters in depth, accessible only from the north.

The goal was to create a spacious, bright, and contemporary villa despite the restrictive site conditions. To explore different architectural responses, I developed two façade scenarios:

Scenario One – Full-Height Glazing and Maximum Transparency

Full-height windows create an uninterrupted connection with the outside environment, bringing abundant natural light and a strong sense of openness to the interior.

Scenario Two – Vertical Brick Screen as a Privacy & Climate Filter

In this approach, a continuous vertical brick pattern is placed in front of the glazing, acting as:

  • a shading element

  • a thermal buffer

  • a privacy filter

  • an architectural layer that enriches the façade

This dual-skin treatment creates a balance between transparency and protection.

Material Concept

The design features a refined combination of white brick and natural stone, creating a calm and timeless architectural character suitable for warm climates and modern living.

Climate-Responsive Design Elements

A generous terrace and open transitional spaces play a key role in managing sunlight, enhancing cross-ventilation, and supporting comfortable indoor–outdoor living.
