Luxury Residential Design – Concept to Permit Drawings | Toronto

This luxury residential design project was developed by BEHRAD LUXURY BUILDINGS INC. and represents a complete architectural process from early concept development to a coordinated permit-ready drawing package.

The project focuses on clear spatial organization, modern exterior massing, and functional interior planning tailored to residential living in Toronto and the Greater Toronto Area. Special attention was given to the relationship between interior spaces and outdoor areas, ensuring a balanced and practical layout.

The scope of work includes exterior façade studies, interior layout design, and detailed architectural floor plans prepared in compliance with local zoning and permit requirements. This project reflects a design approach that balances architectural clarity, constructability, and contemporary residential aesthetics within the Canadian context.

31 Ellery Dr. Richmond Hill

This project represents a complete façade transformation of a two-storey residential property, undertaken at the framing stage with several structural components already in place.

The primary objective was to restore architectural coherence and elevate the exterior identity of the home, while carefully navigating existing structural realities and maintaining disciplined control over budget and schedule.

Scope & Execution Approach

The project evolved into a fully integrated Design-Build leadership role, including:

  • Architectural façade redesign aligned with fixed structural conditions

  • Strategic material selection and procurement coordination

  • Trade sequencing and on-site supervision

  • Exterior quality control and detailing oversight

  • Scope management within inherited construction constraints

  • Continuous alignment between architectural intent and field execution

Project Outcome

The transformation required close coordination between structural limitations, detailing decisions, and trade execution to ensure that design intent translated precisely into built form.

The project was delivered within the planned five-month schedule (January–June 2024) and is currently fully occupied.

Garden Suite Development

Aurora, Ontario

Total Area: 429 sq.ft. | 1-Bedroom Independent Dwelling

This 429 sq.ft. custom-designed Garden Suite was developed as a fully independent residential unit within an established urban lot in Aurora, Ontario.

The objective was to create a highly functional, architecturally refined living space while maintaining strict control over construction timeline and cost efficiency.

Structural & Technical Approach

  • Helical pile foundation system for minimal site disruption and structural reliability

  • Wood-frame superstructure optimized for speed and performance

  • Fully independent 1-bedroom residential layout

  • Complete kitchen, bathroom, and integrated living space

  • Radiant in-floor heating system for year-round comfort

  • Carefully considered architectural detailing to maximize spatial efficiency

Execution Timeline

From excavation to final occupancy approval, the entire project was completed in just 12 weeks.
